Letting agent feesNone, because there is no agent. You deal with the company that owns the building.
Prohibited paymentsThe Tenant Fees Act 2019 bans charging for viewings, referencing, inventories, renewals or the tenancy agreement itself. We do not charge for them.
DepositCapped by the Tenant Fees Act at five weeks’ rent, where the annual rent is under £50,000, and protected in a government-approved scheme within 30 days of receipt.
Holding depositCapped at one week’s rent, and set against the first rent payment or refunded.
Right to rentA check on every adult occupier, which the Immigration Act 2014 requires of every landlord in England.
Energy performanceEvery home here holds a valid EPC at band E or above, as the Minimum Energy Efficiency Standard requires. The certificate number is on each listing so you can read the original.
RepairsThe Landlord and Tenant Act 1985 puts the structure, exterior, heating and water on us. Report it to us and we deal with it.
Your dataUsed for referencing and the tenancy. Never sold, and never passed on for marketing.
Terms are agreed per tenancy. Length of term, furnishing, whether bills are included and when the rent is reviewed are settled in the tenancy agreement, not set as a blanket company policy, so this page does not pretend to state them. Where a listing holds any of it, the listing says so and theopen data record carries the same figure.
